Beginning in 2015, GWL Realty Advisors brought on Wales McLelland to design and build three projects as part of their tier-1 distribution centre campus. Delta iPort is on 57 acres of land within a 330-acre industrial business park and consists of two distribution centres for a lease—totalling more than 935,000 sq. ft.

Delta iPort Building 1

Wales McLelland's first scope of work included the initial site preparation, which consisted of bringing in roughly 1.2 million cubic yards of structural fill and preload material. The building contained 453,620 sq. ft. of state-of-the-art features, including a 36-foot clear height, LED warehouse lighting on motion sensors, a 60-foot staging bay, a 182-foot secured loading court, plus 80 dock doors and four drive-in doors.

Tech Company Fulfillment Warehouse

Another project phase for the Delta iPort development was a 450,000 sq.ft. tenant improvement for a tech company's fulfillment warehouse. It contains a sophisticated pick mod and racking system, where movement of products are efficiently picked, packed, and shipped. The facility’s utility was increased with the addition of a large mezzanine, serviced with shipping conveyors.

Delta iPort Building 2

As a joint venture between Wales McLelland and TFN, Delta iPort Building 2 was the final project completed on the Tsawwassen First Nations (TFN) land. The project is a 483,000 sq. ft. warehouse/distribution facility, designed for potential multi-tenant use. It features a 36-foot clear height, which will allow for increased racking levels for future tenants. The building is also equipped with 82 dock doors, complete with airbag dock levellers and four-grade access doors.
