One of the Largest Multi-Modal Export Container Facilities

From 2008 to 2013, Wales McLelland built four buildings over three contracts to complete the Euro Asia multi-modal export container transload facility. This is one of the largest of its kind in the world, designed to accommodate complex loading bay systems, modern office spaces, and state-of-the-art distribution methods.

Building 1 and 2

The first project consisted of two separate tilt-up distribution/warehouse buildings on a 10-acre site. Building 1 is a single-storey structure, zoned for one to four tenants, and was built to accommodate the future construction of two mezzanines. Building 2 is also a one-storey structure with 3,600 sq.ft. of split-level office space. The facility was designed to accommodate loading from rail spurs and has approximately 720 feet of four-foot deep awnings over the loading bays. This project phase was completed in 2008.

Euro Asia Phase 2 and 3

The second and third phases of the Euro Asia distribution centre involved two separate warehouse buildings constructed simultaneously on the same 22.45-acre triangular site. Euro Asia II is a single-storey structure that totals 298,000 sq. ft. and has provisions for up to three separate tenants and two future mezzanines. It features completed light fixtures and 32-foot clear heights. Euro Asia III is a 269,000 sq. ft. warehouse designed to accommodate loading from rail spurs and includes 30-foot clear heights, motion-sensor lighting, and 54 overhead doors with hydraulic levellers—2 with ramps. The exterior work includes the creation of a circular road, site drainage, fencing and photo-cell, as well as time-controlled lighting. This project was completed in 2013.

Building 4

The Euro Asia IV facility is a general warehouse and distribution centre located on the Tsawwassen First Nations lands. It is a single-storey building constructed of non-insulated concrete tilt panels and structural steel/decking. It has a footprint of 300,000 sq. ft. and features 36-foot clear heights, motion sensor lighting, 13 rail-height loading doors, 55 overhead doors with hydraulic levellers (one with a ramp), and a slab designed for live loads of 800lbs/sq. ft. The building also has a future capacity to accommodate loading from rail spurs. As one of the largest facilities of its kind, this Euro Asia multi-phase project includes countless features that required four years of exceptional work from the Wales McLelland team.
