Wales McLelland is the General Contractor for this tenant improvement to a large existing warehouse. The renovations include new electrical distribution and lighting to the warehouse area, the relocation of openings in existing concrete walls and tilt-up panel walls, additional openings, 4 overhead doors with dock levellers, and the addition of a new office mezzanine along with upgrades to the existing mezzanine.
Wales McLelland is currently constructing the first phase of this two phase project to complete a multi-tenant distribution facility. Concrete tilt-up construction is being utilized, as well, ESFR fire protection systems and energy efficient flourescent lighting will be employed.
Building II is situated on 13.20 acres of land and the work includes site improvements as well as the construction of a brand new concrete tilt-up building. The footprint is expected to be approximately 299,000 square feet and the site completed with a circulation road, site drainage, paving fencing and lighting, The warehouse will have 32 foot clear heights and a total of 44 overhead doors with 44,000lb hydraulic levelers. Provision will be made for up to three future separate tenant demising walls.
Wales McLelland will be the design-build contractor for the construction of this new office and warehouse facility. The structure will be concrete tilt-up construction with storefront glazing and contain 6500 sq.ft. of warehouse space, 2700 sq.ft. of shop space, and 3700 sq.ft. of office space.
Wales McLelland was selected to complete this industrial tenant improvement project including select demolition and hazardous materials removal. The building will be occupied during construction while the existing office space will be demolished and replaced with parking. We will be adding approximately 7,000 sq.ft. of new office space to the warehouse portion of the building, this work will include new window openings and loading ramp, as well as upgrades to the warehouse lighting, electrical and fire protection systems.
