Project Description:

The project is a multi-phased development comprising 3 light industrial buildings, totaling approximately 117,650 SF on a 3.54-acre site.

Building 1 is a 35,845 SF built-to-suit, LEED Silver facility featuring dedicated receiving, storage, and production areas, connected to a 3-storey showroom and office for a stone manufacturing use.

Buildings 2 and 3 are spec multi-tenant light industrial buildings with shell mezzanines, totaling 26,400 SF and 55,500 SF, respectively. This provides high density and site coverage, unlocking considerable value for the Owner while maintaining their core manufacturing business on the site.

Scope of Services

Wales McLelland was engaged to provide Development and Pre-Construction Services after the Owner had completed initial site massing with a prior architect, which required transitioning to a new design team through a competitive RFP process. Wales McLelland subsequently engaged the full Building Permit design team (DP not required in the area) and was responsible for managing all aspects of the project on the Owner’s behalf, including:

  • Overseeing design development and integration between disciplines.
  • Budget and schedule development and tracking throughout the process.
  • Assess constructability and determine best phasing and construction access for each phase. The project needed to be done in 4 phases to ensure the existing Owner manufacturing building remains fully operational until the first phase is completed, allowing the Owner to move into the new facility prior to starting subsequent phases.
  • Liaising with the City of Richmond for permitting approvals.
  • Managing the mid-design transition to LEED Silver, including integration of LEED criteria, coordination of credit strategies, and required documentation.
  • Managing building code and regulatory compliance with the design team.
  • Accelerating the BP design process in order to ensure all 4 different BPs were submitted prior to new building code changes, saving considerable structural costs by doing so.

Project Status:

Building permit is under review with the City of Richmond.
