The project comprises the final 2 buildings (B and E) within the existing Campbell Station retail centre (also built by WM for Porte Realty), one dedicated to commercial retail and the other to a daycare facility.
Building B is a 5,270 SF commercial retail building demised into 4 individual units ranging from 1,174 SF to 1,496 SF. It features an insulated metal panel (IMP) cladding with a structural steel frame. The building also includes fire protection, HVAC, electrical systems, washrooms, aluminum storefront doors, TPO roofing, and landscaped areas.
Building E is a 7,132 SF daycare centre, including a 2,150 SF rooftop play area and an access elevator. The facility contains classrooms, a nap area, kitchen, office spaces, staff and children’s washrooms, and a reception/lobby designed to meet Fraser Health Authority childcare licensing and code requirements. The building also employs IMP cladding and a structural steel frame.
Scope of Services
Wales McLelland has an established history with the Campbell Station commercial plaza, having assisted in the site’s initial acquisition and redevelopment and having delivered the existing buildings.
For Buildings B and E, Wales McLelland was re-engaged to assemble the consultant team and steer the project through design and municipal approvals. Wales McLelland’s responsibilities include:
- Leading the progression of design and ensuring alignment across all disciplines to match user and tenant requirements with the lease obligations.
- Preparing and maintaining project budgets, schedules, and cashflows from early stages through permitting.
- Serving as the applicant for the DP and BP permits and managing all correspondence with the City of Surrey.
- Coordinating municipal approvals, including addressing City review comments and required revisions.
- Providing ongoing value analysis and constructability guidance to support cost, schedule, and design objectives.
Project Status:
Development Permit and Tree Permit have been obtained, with Building Permit issuance received by Q4 2025 and construction underway.For more information contact:
