Tenant Improvement

Wales McLelland undertook pre-construction and construction management services for General Fusion, a company developing a fusion reactor technology. To accommodate their expansion, General Fusion leased space from YVR, which required various improvements to the existing shell building. The leased area included a main building with three mezzanine areas, loading docks, and warehouse space, along with an annex featuring additional mezzanine and warehouse space, multiple overhead doors, and loading docks.

An Expedited Timeline

The demolition phase included substantial lead and asbestos abatement within the existing facility. The construction phase entailed 10-hour shifts and Saturday work to meet the fast-tracked four-month construction schedule. The project required phased occupancy for certain areas of the building to allow General Fusion to commence testing and commissioning of their laboratory equipment. The renovation included the demolition of existing office space, and the addition of new offices, workshop and laboratory areas, storage rooms, a fitness room, and a cafeteria.
