Project Description:

Wales McLelland managed the development and construction of this 4.6-acre industrial project under a Design-Build model.

The project features a 102,000 SF facility with a 32’ clear height in the warehouse area. Docking provisions include 16 dock doors, 6 grade-level doors, and 2 oversized grade-level doors, along with 16 dock levelers equipped with LED dock lights. The facility’s electrical distribution system provides 1,600 amps at 347/600 volts. Warehouse lighting delivers 30 foot-candles through high-efficiency LED high-bay fixtures with motion sensors.

The facility is equipped with pre-installed under-slab sanitary lines and 8 separate gas meters to accommodate up to 8 future demised tenant spaces. The sprinkler system is designed to meet ESFR standards.

Scope of Services

Wales McLelland was engaged at the schematic design stage and negotiated on the Owner’s behalf securing a reciprocal cross-access agreement with the adjacent property owner, creating efficiencies and adding a significant amount of new leasable area, positively impacting the project’s development pro-forma.

Wales McLelland assisted in completing the rezoning prior to obtaining the BP and DP, through comprehensive development services from entitlement, design, tendering, and construction.

Project Status:

The project was rezoned from agricultural to business park in March 2021, and construction was completed in December 2023.
