Project TransCold

TransCold was looking to move out of an existing lease facility and acquire a new site for their head office and main cold storage distribution centre in the Lower Mainland to distribute their core ice cream products as well as enter 3PL services.

Located within the Bridgeview area of Surrey, the site has unique offsite servicing, soils, and flood construction challenges for redevelopment. Prior to construction, the site required complex preload work near existing utilities, necessitating precise geotechnical engineering and continuous survey monitoring to ensure stability in the surrounding area.

The facility, totaling approximately 80,000 SF, combines insulated metal panels (IMPs) with tilt-up concrete construction and features a 44’ clear height to accommodate high-density racking and distribution needs. It includes a 51,000 SF freezer, a cold dock, 10,500 SF of office space, and 10,100 SF of dry warehouse space.

The freezer maintains a consistent -20°F operating temperature through an industrial freon penthouse refrigeration system and under-slab glycol heating. The facility is also equipped with a VESDA and Cirrus smoke detection system and a dry sprinkler system, avoiding in-racks.

Wales McLelland provided a complete suite of Development and Pre-Construction Services, including:

• Conducting due diligence and feasibility studies to support the Owner in finalizing site acquisition
• Site massing and feasibility studies
• Managing the development and permitting process, including:
  • Fill permit (preloading)
  • DP
  • BP
  • Off-site servicing agreements
• Coordinating design and construction activities
• Delivering extensive off-site roadworks to establish public road access and municipal servicing to the site
