Project Description:

The project consists of a state of the art build-to-suit, 3 level 142,000 SF facility, for Delta Intelligent Building Technologies (IBT), a locally based controls company with a Taiwan-based publicly traded parent company valued at over $110 Billion.

Delta's new Canadian headquarters consists of a three-storey concrete and steel-frame facility with 1-level of underground parking. The project includes fully fitted warehouse, R&D, office spaces, amenity and employee gathering areas, including a covered grand atrium. The project is pursuing LEED Gold certification. Key sustainability features include:

  • Rooftop solar array
  • All electric and high efficiency HVAC
  • On-site battery storage system
  • Day-lit atrium
  • Enhanced commissioning
  • High efficiency envelope and energy modeling
  • Enhanced building systems monitoring controls including lighting, HVAC, occupancy, power and water consumption

The facility will also showcase Delta’s control systems within its mechanical and electrical frameworks. Upon completion, the facility will serve as Delta IBT’s new Canadian headquarters.

Scope of Services

Wales McLelland was engaged by the Owner from the outset to manage all aspects of the project, with WM providing the full scope of Development and Pre-construction Services, including:

  • Due diligence for site acquisition
  • Massing and feasibility
  • Assembling the design team
  • Programming and interior space planning
  • Guiding design development
  • Coordinating all permitting and approvals with the City of Surrey, including:
    • Rezoning
    • Lot consolidation
    • DP
    • BP
  • Budget and schedule management
  • Value engineering
  • Off-site Servicing Agreement to prepare for demolition and construction

Project Status:

All approvals obtained. Construction is underway, with completion expected in 2027.
