The project comprises a 147,500 SF facility featuring a large-format shell warehouse, a potential build-to-suit office space and additional mezzanine, and 3.75 acres of yard area designed for outdoor storage and truck parking. The facility will be constructed using insulated concrete tilt-up panels and will feature 36’ clear ceiling heights. It will include an ESFR sprinkler system, a 1,600 amp electrical service, and a total of 23 dock and grade-level loading doors. The project also requires habitat restoration and enhancement works along the Creek, as well as offsite servicing for an emergency access lane.
Scope of Services
Wales McLelland was engaged by the Owner to lead the full Development and Pre-construction process, overseeing all project requirements from early feasibility through permit issuance. WM’s responsibilities include:
- Preparing initial site massing and feasibility analysis.
- Running a competitive RFP process to select and engage the consultant team.
- Directing design development across disciplines.
- Managing all permitting and approvals with the City of Abbotsford, including:
- Rezoning finalization
- Natural Environment Development Permit (NEDP)
- Development Permit and Development Variance Permit
- Soil Permit
- Building Permit
- Servicing Agreement
- Developing and maintaining the project budget and schedule.
- Providing value engineering input throughout design.
- Coordinating off-site servicing requirements with the City of Abbotsford.
- Addressing development considerations related to the adjacent creek.
Project Status:
Rezoning, NEDP, DP, DVP, and SP approvals were all obtained. The BP review was also completed, and the permit positioned for issuance.For more information contact:
