The project is a 54,353 SF build-to-suit facility featuring outside yard storage, warehouse, office, and showroom areas, along with two separate small bay for lease units to accommodate future expansion. Key features include tilt-up panels, 36’ clear ceiling heights and an ESFR sprinkler system that maximizes racking capacity. The client has unique design and corporate aesthetics that needed to be incorporated into the challenging site boundary conditions. The facility is also designed to meet Step Code 3 requirements.

Scope of Services

Following the Owner's purchase of the site and completion of a pre-application review with the District, Wales McLelland was engaged at the Development Permit stage, submitting the application, coordinating the design team, liaising with the municipality, and overseeing all subsequent permitting approvals. Wales McLelland is responsible for managing all aspects of the project on the Owner’s behalf, including:

• Consultant RFP process and engagement.
• Managing design development with Owner requirements and coordination between disciplines.
• Budget and schedule development and tracking throughout the process.
• Coordinating and managing with the District of Squamish, BC Hydro, and other authorities for offsite Servicing Agreement approvals.
• Environmentally sensitive habitat permitting and site management.
• Coordinating around existing site infrastructure, including a large sanitary main.
