TransCold Distribution hired Wales McLelland to perform due diligence and feasibility analysis on an industrial site in Surrey, BC, to identify development and construction risks and opportunities. Based on our recommendations, TransCold finalized the purchase and entered into a preconstruction contract for Wales McLelland to manage the development process. Wales McLelland handled all permitting, including fill, development, and offsite servicing agreements, while addressing the City of Surrey's requirements. The project involved extensive pre-load work near existing utilities, requiring detailed geotechnical engineering and survey monitoring.
From Design and Construction to Offsite Roadwork
Spanning close to 80,000 sq. ft., this facility includes a 51,000 sq. ft. state-of-the-art freezer, a cold dock, a 10,500 sq. ft. office, and a 10,100 sq. ft. dry warehouse, convertible to a freezer. Built with insulated metal panels (IMPs) and tilt-up concrete, the structure is designed with 44’ clear height for high racking and distribution needs. The project features a -20°F freezer, achieved with an efficient freon refrigeration system and under-slab glycol heating. The building is equipped with advanced features, including VESDA smoke detection and a dry sprinkler system. Our services covered the design, approvals, and construction process, as well as $1.8M in off-site roadwork for public access and services.
