Wales McLelland was selected to be the General Contractor on this massive project and provided unsurpassed coordination and resources to overcome many challenges. The facility was completed in 12 months: to the day of the planned opening. Comprised of 350,000 sq.ft. of retail space including a full service restaurant, and a 400,000 sq.ft. parkade, this 750,000 sq.ft. IKEA store is their largest in Canada, third (3rd) largest in North America and sixth (6th) largest in the world.
Located between the Trans Canada and Lougheed Highways, this 15 acre prime retail location had less than prime geotechnical conditions. Prior to our preparations the site was unstable swamp land; 1 metre (3ft) below high water levels, with 1.5 metres (5ft) of wood waste, 12 metres (39ft) of peat moss, and natural methane gas production. We created a stable foundation for a multi-level building; site materials were excavated, ground water held in check, granular fills imported and 1,100 concrete filled steel pipe piles were installed 30 metres (110ft) deep. Landscape berms were constructed using “floating” Styrofoam to prevent sinking.
Wales McLelland was responsible for coordinating and scheduling material deliveries from all over the world including ceiling systems from Sweden and the distinctive foam filled blue metal wall panel systems from California. To facilitate the vertical movement of people and product between levels Wales McLelland installed three (3) freight elevators, six (6) passenger elevators, two (2) escalators and Canada’s largest travelator. Wales McLelland is extremely proud of this great construction accomplishment.
