Collaboration for an Optimized Design
Wales McLelland partnered with Dayhu Investments to bring this two-phase Industrial Business Park to Delta, BC. Working closely with the Architectural and Engineering firms, Wales McLelland accomplished an optimal design for plumbing, HVAC, and electrical, along with 36-foot ceiling heights for increased capacity. Other components of the facility include an ESFR fire protection sprinkler system and energy-efficient fluorescent lighting.
Phase 1: Site Preparation with Precision
Phase 1 of this industrial business park involved a large-scale, comprehensive site preparation program that included bringing in over 700,000 cubic metres of new fill material, required to preload and fill the site to flood construction level. This was completed in multiple stages over a 20-month period to ensure the first building could begin construction at the earliest possible start date. The 450,000 square foot multi-tenant distribution facility was then constructed, meeting all major scheduling milestones to meet its June 2014 completion date.
Phase 2: Streamlined Construction Processes
After the successful completion of the Phase 1 building, Wales McLelland began with the construction of the Phase 2 building: a 427,400 square foot facility that was constructed with a nearly identical design as the Phase 1 building. This facility features 88 dock-height loading positions with 4 drive-in ramp positions, optimized for a wide range of high-volume distribution activity. Building on the success of the Phase 1 facility’s construction delivery, we were able to deliver the Phase 2 facility in time for its January 2016 completion date.Tenant Improvement Fit-Outs for Multiple Distributors
Wales McLelland completed all the tenant improvements within this business park, working closely with multiple tenants to personalize the functionality of each space. In building one, we completed tenant fit-outs for Farrow Logistics, Speciality Distribution, APPS Cargo, and Pet Valu, with TJX occupying building two in its entirety. By incorporating modern technology, efficient mechanical and energy systems, and increased capacity and storage, the Boundary Bay Industrial Park is one of the most sought-after distribution hubs in the Metro Vancouver Area.
